Can realtors run TikTok ads?
Yes. But every U.S. real estate ad has to run inside TikTok's Housing category, and that removes most of the targeting you would normally reach for.
The short answer
Yes, real estate agents can advertise on TikTok in the United States. You just have to declare the campaign under TikTok's Housing Special Ad Category, and once you do, TikTok switches off ZIP code targeting, gender targeting, interest keywords, hashtag targeting and lookalike audiences for that campaign.
This is not a setting you can opt out of or a restriction a clever agency can work around. It applies to every advertiser offering a housing opportunity to users in the U.S. or Canada, and it exists because U.S. fair housing law prohibits discrimination in housing advertising. Platforms narrowed their housing targeting tools so advertisers cannot use them to include or exclude people on the basis of protected characteristics.
What the Housing category actually removes
This is the part most guides skip or get half right. The list below is TikTok's own, taken from their list of targeting restrictions for Special Ad Categories, which TikTok last updated in April 2026.
Demographics
- Age — locked to 18+. You cannot narrow by age bracket.
- Gender — not available.
- Location — ZIP code targeting is not available.
Audiences
- Lookalike audiences — not available. This is the one that surprises people most, because a lookalike built from past buyers is the first thing an experienced advertiser would try.
- Hashtag-based audiences for exclusion — not available.
- Premium audiences for exclusion — not available.
Interest and behaviour
- Interest targeting — limited.
- Interest keywords — not available.
- Hashtag targeting — not available.
Device
- Device price — not available. Targeting by handset value is an obvious income proxy, so it goes.
Automation and expansion
- Automatic Targeting — not available.
- Targeting Expansion — not available.
- Targeting recommendations — TikTok will not show them on a Housing campaign.
What you can still use
The restrictions are specific, and plenty of the ad account still works normally. TikTok's list does not remove:
- Location above ZIP level. You can still target a country, a state, a city or a metro area. You lose the postcode, not the map. For most agents this is the single most important thing to understand: your campaign can still run in your market.
- Language.
- Operating system, device model and connection type. Only device price is removed.
- Your budget, bidding, placements, schedule and optimisation goal. Campaign mechanics are untouched.
- Creative, and as much of it as you want to make. Nothing limits how many videos you test.
How to declare the Housing category
It is set at campaign level, and you do it when you build the campaign rather than after the fact. Per TikTok's guidance on choosing a Special Ad Category:
- Log in to TikTok Ads Manager.
- Click Create, or open an existing campaign.
- Click Special Ad Categories.
- Choose Housing.
If you declare it on an existing campaign that already uses restricted targeting, expect to rebuild the ad groups, because the options you were relying on will no longer be selectable.
What this means for your creative
Strip out ZIP codes, interests, lookalikes, automatic targeting and expansion, and you have removed most of the levers an advertiser would normally pull to find the right viewer. What is left is the video.
On a Housing campaign the creative does the work that targeting used to do. Not by deciding who is permitted to see the ad, which is exactly what the rules prevent, but by deciding who keeps watching it. A video that opens with a specific, local, useful line will hold the people it is relevant to and lose everyone else within two seconds. That self-selection is the only targeting mechanism you have left, and it is why the first line of the script matters more on TikTok real estate ads than on almost any other kind of campaign.
The practical consequence: on a Housing campaign, an agency that is good at audience building and mediocre at writing will underperform an agency that is the other way round. If someone is pitching you precision targeting on a listing ad, they are either not running it as Housing, or they have not read the policy.
Four mistakes we see most often
- Not declaring the category at all. Running a housing ad outside the Housing category is a policy breach, and the fix is not simply switching it on afterwards.
- Assuming it works like Meta. The idea is the same, but the specific list of what is blocked is not identical, so check TikTok's own list rather than carrying over assumptions.
- Budgeting for a lookalike strategy that does not exist here. Plan the campaign around creative volume instead.
- Forgetting the rest of your obligations. The Housing category is TikTok's control. It does not cover your state licensing rules, your MLS or brokerage requirements, or the disclosures you have to carry. Those are still yours.
If you would rather not run it yourself
We run TikTok campaigns exclusively for U.S. real estate agents, inside the Housing category, and we write every hook and script ourselves because on these campaigns the writing is the targeting. One all-in monthly fee covers the ad budget, and the follower number goes in writing before anything launches.
Month to month, 30 days' notice. No setup fee. You own your finished videos. We reply within one business day.
